Lightwood Strategic specialise in analysing population and development trends to forecast where new development will be required. Understanding supply and demand is critical when pinpointing future allocation sites and is fundamental to our approach in securing the right opportunities. We consider each site we promote as a matter of when, not if, planning will be granted.

Lightwood Strategic’s directors have secured strategic allocations across the UK, from single owned sites to complex multi owner consortium led sites.

Our in house team is experienced in all aspects of strategic planning; however specialist external consultants are brought in when they are a clear benefit to a project. Political management, community engagement or simply local knowledge will be secured when and if required. Our approach is solely based on success, Lightwood Strategic ensure every resource required is secured.

Lightwood Strategic limit their schemes so that senior staff are fully involved in all aspects of the project ensuring that their professional experience and knowledge is applied to the fullest. We continually strive to achieve our objectives, combining creativity, attention to detail and persistence to maximise and secure a sites full potential.

Lightwood Land is a subsidiary of Lightwood Strategic and is responsible for overseeing the garden village and new settlement developments that the company is promoting.

The team work closely with the local authority, land owners and stakeholders to ensure that the developments integrate harmoniously with the existing communities and locality.

Lightwood Property is consumed with the acquisition and disposals of assets which we often add value to during the period of ownership, whether that is for our own properties or on behalf of clients.  Of course we pool on the expertise of our planning and strategic colleagues but the property business is more involved in the legal and contractual side of the lifecycle. We pride ourselves on having a very good understanding of property and contract law and getting very involved in complex conditional contracts, planning conditions, restrictive covenants, building agreements, unilateral, 106 and planning agreements.

Lightwood Property also focuses on delivering opportunities to Lightwood Strategic and Lightwood Planning.  In doing so we work with Strategic colleagues in identifying potential opportunities, by layering GIS systems to filter areas of high potential growth, regeneration and housing supply demand.

Aside from working on our own projects, select clients recognise our value and retain us to help them secure planning consents on their behalf and then reintroduce re-planned properties to a select market, assist in agreeing terms and consulting with legal teams to ensure disposal is delivered effectively.

Lightwood Planning specialise in securing planning consents for both private and public sector clients across all sectors of the industry, including residential, commercial, retail and leisure as well as undeveloped greenfield sites.

Lightwood Planning’s team has extensive experience in identifying development opportunities, strategic promotion of sites through the Development Plan process as well as the project management of large mix used schemes.
