Haddenham

Consent secured for 280 units in village location

The site sits on the edge of the settlement to the south east of Haddenham. Haddenham is a large village and civil parish within Aylesbury Vale district in Buckinghamshire, close to the border with South Oxfordshire District and Wycombe District.

Although a village, Haddenham was identified as one of five principle strategic settlements in the Vale of Aylesbury Plan (VAP). Lightwood Strategic felt that this site was a sensible ‘rounding off ’ to the existing settlement and was therefore a suitable site to promote. Used for agriculture and the farming of crops the site is split into 2 ownerships; one a local farmer and the other the Oxford Diocese Board of Finance (ODBF). Working in conjunction with the ODBF, Lightwood Strategic began promoting the site in early 2013.

The application itself was twice resolved to be granted consent by the local authority planning committee, however due to the significant political interest it was ‘called in’ by the Secretary of State for determination. The application was therefore subject of a public inquiry and despite the objection from the Neighbourhood Planning Group, the Planning Inspector recommended that the application be approved and commended it for being ‘par excellence’. The Secretary of State agreed and consent was granted. By changing the land use from agricultural to residential the value increase achieved was exponential.
