Having worked in the planning and development industry at both public and private level, Phil’s expertise is in Strategic Planning and Development, identifying and delivering residential developments across the country. His understanding and analysis of future population and development trends have led to the identification and adoption of over a 1500 acres of strategic residential land. Understanding and predicting government and political planning trends enables Phil to advise his client base, which includes Private Equity, Banks and Pension Funds, to identify opportunities to invest in projects and successfully deliver long term gain.

James set up Lightwood Property in 2001 after extensive experience in commercial business development. His expertise is in planning and development control, working closely with Local Planning Authorities to keep ahead of their plans and demands. As a result the company has a complete understanding of micro and macro planning issues. He has successfully achieved planning permissions, which have generated a total gross development value in excess of £300M and currently the company has over £600M worth of gross development value in the planning system from both strategic and within settlement developments.
James has created a business with a reputation of success, stability and one of capability. Accordingly banks, private equity financiers and pension funds are keen to partner or finance our projects which has created a quantum change for the business allowing us to deliver on larger commercial and strategic land projects.

Oliver joined Lightwood from MAA Architects in 2010. Drawing on his experience, which encompassed large high profile residential projects, he brings architectural and design expertise to the company and specifically experience in complex planning matters. Aside from Oliver’s technical and legal knowledge of the more complicated areas of planning, his architectural background in visualisation and plan making places him perfectly as an all-round executive in the sector of strategic planning.
Oliver is responsible for overseeing the delivery of large scale, residential led development opportunities from site identification, promotion and ultimately through the planning process. He is also responsible for the ongoing management of the strategic business, ensuring that our target areas are fully researched and that the team is resourced to deal with the demands and change from the industry.

Sarah is involved in both the Lightwood Group and Monopro Limited. She has been involved in management strategy throughout her career. Her focus is on investment management and maximising asset value. Sarah brings Lightwood an investment perspective to ensure that our output product is one that is attractive to the market.
James has been in the property business for 20 years. He started his career working on small development sites and has progressed to sourcing and promoting large urban extensions and new settlements ranging from 1800 houses to over 2500 houses, all of which include commercial elements. He is passionate about strategic land and believes the ever changing national and local policies present a real opportunity to those who can be responsive. He believes that working with the local community and place making is the key to a successful scheme.
Daniela has worked for Lightwood since 2013 and is responsible for the office’s human resources and facilities management, as well as the daily administrative operations of the office including quality control and consultant liaison with financial matters. Her calm and friendly nature is an important asset to our team.
The newest member to the team, Lauren is responsible for sourcing and acquiring new residential development opportunities in order for land targets to be met and to ensure that maximum contribution is achieved from all land purchases. She works closely with senior team members to support the company’s strategic land objectives by achieving and maintaining a quality land bank.

With over 20 years’ experience in the property business, working in both residential sales and development for small to medium house builders in London, Surrey, West Sussex and Kent, Roger has built up a network of developers, planners, construction firms and architects whom offer a seamless cohesion to the property acquisition and construction process. His experience encompasses land appraisal, acquisition, technical analysis, legal due diligence, design and marketing, all of which enables him to offer Lightwood Property added value to their projects and enhance their saleability.
Stephen was formally a consultant in the Property practice based in Hammonds London office. His particular expertise covers all areas of commercial property, acting for developers, occupiers, investors and local authorities. He enjoys complex projects, and devising bespoke solutions and documentation accordingly. Partner, Hammonds 1995 to 2002; Consultant, Hammonds 2003 to 2008 and now works exclusively on Lightwood’s legal matters.
