His understanding and analysis of future population and development trends have led to the identification and adoption of over 1000 acres of strategic residential land. Previously working with Private Equity and Pension Funds, for which he identified opportunities to invest in projects and successfully deliver long term gain has rounded his experience to envelope the commercial aspects of large scale development.

James set up Lightwood Property in 2001 after experience in commercial business development within the technology sector. His primary expertise is in legal and land acquisition but also working closely with Local Planning Authorities, politicians and stakeholders to deliver valued developments. His team has successfully achieved planning permissions which have generated a total gross development value in excess of £1.5bn. Accordingly, banks, private equity financiers and pension funds are keen to partner or finance our projects which has created a quantum change for the business allowing us to deliver confidently on larger commercial and strategic land projects.

Richard is a strategic town planner who has worked in local government, private planning practice and as residential land promoter. Richard has experienced the planning and development system from several perspectives, focusing on Local Plan preparation, site selection, and the submission and determination of major planning applications. Richard is interested in long term ‘big picture’ strategies for functional areas and settlements, phased implementation, and the fusion of housing development with the achievement of a range of net infrastructure gains.

Oliver joined Lightwood from an architectural background in 2010. His experience in visualisation and plan making places him perfectly as an all-round executive in the sector of strategic planning. Oliver is responsible for overseeing the delivery of large scale, residential led development opportunities from site identification, promotion and ultimately through the planning process. He is also responsible for the ongoing management of the strategic business, ensuring that our target areas are fully researched and that the team is resourced to deal with the demands and change from the industry.

Sarah is involved in both the Lightwood Group and Monopro Limited. She has been involved in management strategy throughout her career. Her focus is on investment management and maximising asset value. Sarah brings Lightwood an investment perspective to ensure that our output product is one that is attractive to the market.
James has been in property for over for 20 years. He started his career working on small development sites and has progressed to sourcing and promoting large urban extensions and new settlements ranging from 1800 houses to over 2500 houses, all of which include commercial elements. He is passionate about strategic land and believes the ever changing national and local policies present a real opportunity to those who can be responsive. He believes that working with the local community and place making is the key to a successful scheme and his engagement with the local communities and local authorities at both Hart and Mid Devon are testament to his accolade.
Daniela has longstanding property experience and works for our property business. Whilst planning is the synergy between different elements of the company Daniela’s experience surrounds ‘within settlement’ projects. This involves extremely detailed analysis, residual valuations and a ‘development control’ perspective to planning and development.
